The project, a joint venture between Marshall Investments Group and Abadeen Group, has transformed the Mascot skyline, offering 12,000 square metres of prime commercial space. Designed by the award-winning architectural firm Rothelowman, One Chalmers embraces the natural and built context of its surroundings, creating a unique commercial development that stands out in this rapidly evolving area. One Chalmers stands out with its impressive features, offering 12,000 square metres of commercial space across eight levels, each with 1,500 square metre floorplates for flexible business needs. The building includes over 215 car spaces, a communal rooftop area for relaxation, and A-grade finishes throughout. Central to its excellence is the use of Capral Systems products, with their windows, doors, and framing systems enhancing both aesthetics and performance, ensuring energy efficiency and visual appeal.

The AGS Commercial 629 Flushline Double Glazed system forms the cornerstone of One Chalmers’ façade. This state-of-the-art glazing solution offers enhanced thermal performance, contributing to the building’s impressive energy efficiency ratings. Its robust construction withstands Sydney’s varied weather conditions, and its implementation across the entire façade, from levels 3 to 10, ensures a cohesive and striking visual impact while maintaining optimal interior comfort.

The Artisan 996 Folding Door system has been strategically employed in the ground floor commercial retail spaces. This versatile solution offers flexibility in space utilisation, allowing for seamless indoor-outdoor transitions and enhancing natural light penetration to create inviting retail environments. For areas requiring efficient space utilisation without compromising on style, the AGS Commercial 225 Sliding Door system has been implemented. It features a space-saving design ideal for compact areas, offering smooth, quiet operation that enhances user experience.

The AGS Commercial 1029 Flushline Double Glazed system has been utilised for the main entrance, creating a striking first impression. This system offers impressive structural integrity ideal for high-traffic areas, while providing enhanced thermal and acoustic performance. Its sleek, modern aesthetics set the tone for the entire building, offering versatility in design that allows for customisation to meet specific architectural requirements.

Capral’s extruded louvre system has also been incorporated into the design to enhance natural ventilation and light control. It improves air circulation, contributes to a healthier indoor environment, and offers customisable light control for optimal natural lighting conditions. The system provides energy efficiency through reduced reliance on artificial cooling and lighting while adding architectural interest and depth to the façade.

For areas requiring expansive glazing, the AGS Commercial CW150 Curtain Wall system has been employed. This system provides structural integrity for large glass panels, offering excellent thermal and acoustic performance. It allows flexibility in design, enabling creative architectural expressions and enhancing natural light penetration to create bright, inviting spaces.

Arch System Fabrication’s extensive involvement in the One Chalmers project included fabricating and installing Capral 629 Flushline Glazing for the façade, implementing a new sunshade-capable mullion system, and fitting various Capral products throughout the building. One of the primary challenges faced by Arch System Fabrication was the implementation of the innovative sunshade system. This required precise fabrication and installation to ensure horizontal sunshades could be retrofitted to the east, west, and north facades for every level. The team’s technical expertise and close collaboration with Capral were crucial in overcoming this challenge, resulting in a system that enhances the building’s aesthetics and energy efficiency.

The seamless fusion of various Capral products, implemented by Arch System Fabrication, has resulted in a building envelope that not only meets but surpasses performance expectations. The synergy between Capral’s cutting-edge systems and Arch System Fabrication’s precise craftsmanship has significantly contributed to One Chalmers earning impressive 5-Star NABERS and 5-Star Green Star ratings.
